American Healthcare REIT forecast normalized funds from operations (NFFO) of $2.23 to $2.26 per share for 2026 and raised its full-year same-store net operating income (NOI) growth target to 12%-14%. Third-quarter same-store NOI growth was 13.8%, marking the company's 11th consecutive quarter of double-digit growth. The SHOP segment recorded 28.2% same-store NOI growth. The company attributed the increase to sequential occupancy gains, pricing power and operational execution. It raised its SHOP growth guidance to 23%-26%; its fourth-quarter outlook implies another result in the high-20% range.
