Miami’s estimated home seller count exceeded its buyer count by 158.9% in September 2026, the largest margin among the 50 most populous U.S. metro areas as national buyer estimates reached a record low. Miami had an estimated 18,909 sellers and 7,304 buyers. Its seller surplus widened from 134.5% in August 2026, extending the gap between the two estimates. The comparison ranks metro-level market balance; it is not a count of all homes for sale across Florida. Nashville had the next-largest seller surplus at 152.3%, followed by Houston at 134.6%.
